At Piedmont Center 5-8, Granite Properties’ commitment to customers and the local community are top priority.

At Granite Properties, focusing on customers’ success and building lasting relationships are part of a 24-year legacy of commercial real estate development. Granite acquired Piedmont Center 5-8, four buildings total 505,000 square feet, in the Buckhead submarket of Atlanta in April 2013. Located at 3525 Piedmont Road, the properties have an on-site café, sundries shop, daycare facility, private fitness training, a nearby BUC transit stop and are surrounded by 1.2 miles of nature trails. The property also has free parking and competitive lease rates, both a gem in the highly sought-after, affluent Buckhead submarket. Over the past two years, Granite has been focused on making improvements to the Class-A office towers, providing top notch service, getting to know their customers, and serving the surrounding community.

To create a sense of community at the property, Piedmont’s on-site management team hosts themed tenant events including summer ice cream parties, holiday parties, food truck Fridays, and e-waste recycling during Earth Week. Graniteers also get customers involved in their charitable efforts, including fundraising for building 5 tenant Susan G. Komen Greater Atlanta, and a yearly school supply drive for The Ron Clark Academy. Ron Clark is a non-profit middle school in Southeast Atlanta which has received national and international recognition for success in educating its students with academic rigor, passion and creativity. The management team put collection bins in the lobby for the school supply collection. “We received a great response from our customers,” said Susanne Mbiro, Property Assistant at Granite. “They not only provided all the school supplies, but we were able to donate three extra boxes as well.”

In keeping with Granite’s strategy of acquiring solid, Class-A real estate properties and adding to their value, Granite announced in 2014 that Piedmont Center 5-8 would undergo extensive renovations to further enhance the customers’ experience. The four office buildings, originally constructed in 1980, recently underwent improvements including replacement of the buildings’ heating and air conditioning systems to improve overall comfort and efficiency, and renovating the majority of the corridors, restrooms and elevator lobbies for an updated look. A new management office opened, as well as a conference center with video-conferencing capability and breakout rooms for training purposes.

In addition, a renovation of the center’s exterior courtyard is currently underway with completion scheduled for June 2015. “We’re trying to create space which meets the needs and demands of our customers for the future,” said John Robbins, Granite Managing Director in Atlanta. “It’s really going to energize the plaza area to meet the growing demands of our customer base. For nine months out of the year, the weather here in Atlanta is pretty nice, and people will be able to sit outside to work and relax,” Robbins said.

Granite also partners with Livable Buckhead. Livable Buckhead has been involved in the development of PATH400, a multi-use trail which runs along the spine of GA 400 and, once completed, will run 5.2 miles through the heart of Buckhead, connecting neighborhoods, office and retail locations with a path for bicyclists and pedestrians. The paths surrounding Piedmont Center 5-8 have been completed, while the remainder of the trail will be finished in late 2015.

As a result of Granite’s successful marketing, customer-focused service, and recent building and courtyard improvements, Granite expects Piedmont Center 5-8 to be 90% leased by the end of the year. “Customers appreciate our commitment to providing quality, amenity-rich office spaces, as well as our high level of customer service,” says Robbins. “We’re very fortunate to have an excellent team in place here, as well as a network of broker and vendor partners to help us grow our platform in Atlanta.”

Since 2010, Granite has acquired more than 1.25 million square feet of office buildings in Atlanta, including the purchase of City View and 2500 Cumberland (both in the Cumberland submarket), Piedmont Center 5-8 (Buckhead submarket), Parkside Terrace (North Fulton submarket), and 3301 Windy Ridge (Wildwood/Cumberland submarket). Granite continues to seek high quality, well-located assets in the metro area to meet the growing demands of its customers in Atlanta.
